The Area and Its Housing
We run out of Vernon Hills and cover a ring of towns stretching from Mettawa, two miles off, out to Venetian Village at thirteen. In between sit Lincolnshire, Libertyville, Long Grove, Green Oaks, Hawthorn Woods, Riverwoods, Bannockburn, Kildeer, Lake Bluff, North Chicago, Highwood, Deer Park, Grayslake, Gages Lake, North Barrington, Park City, Hainesville, Prospect Heights, Wauconda, Round Lake Park, Round Lake, Lake Barrington, Inverness, Grandwood Park, Round Lake Beach, Port Barrington, Volo, and Glencoe.
Across this stretch of Lake County, houses were built between 1938 and 2009, with the typical one dating to 1984. That median year matters because it lines up with when a lot of this area filled in - most of the doors we see on service calls are 1980s and 90s stock, the extension-spring and early-torsion setups that were standard builder-grade hardware at the time. Older pockets closer to the lake or the original town cores have original one-piece doors and side-mount torsion springs, hardware nobody stocks new parts for anymore. Newer construction on the outer edges runs later torsion systems and steel doors with foam cores, which fail differently - usually the opener or the rollers before the spring.
Knowing which era a house falls into tells us what's likely wrong before we even open the truck.
